Our lettings department provides a friendly, professional and more importantly a personal service to landlords looking to find a tenant whether it be on a ‘let only’ or a ‘fully managed’ basis. We would like to advise you that we give careful consideration to all aspects which will influence the monthly rent. The rental figure we suggest is based on our extensive knowledge of the area and the current market conditions.
Our service whether let only or full management is tailor made to suit you. The rental incomes depend on properties being fully/partly furnished. Please note these are all subject to viewing, general condition of the properties and referencing. HEALTH AND SAFETY – GAS
Annual safety check:
The Gas Safety (Installation and Use) Regulations 1998 say landlords must ensure that gas appliances, fittings and flues are safe for tenants use and that installation, maintenance and annual safety checks are carried out by a Corgi-registered gas installer. If everything is OK, you'll be given a certificate called a CP12 and you must give a copy of this to the tenant. Gas safety checks must be carried out on a property annually.

Maintenance:
There is duty to ensure that all gas appliances, flues and associated pipe work are maintained in a safe condition at all times.
Records:
Full records must be kept for at least 2 years of the inspection of each appliance and flue, of any defects found and of any remedial action taken.
Copies to tenants:
A copy of the safety certificate issued by the engineer must be given to each new tenant before their tenancy commences or to each existing tenant within 28 days of the check being carried out.
HEALTH AND SAFETY – ELECTRICAL
The Electrical Equipment and Safety Regulations say you must ensure that the electrics are safe, with operating instructions and safety notices supplied before a letting commences. Get your electrics regularly checked by a qualified electrician. Landlords should make 'reasonable adjustments' to their property to accommodate a disabled person.
SMOKE ALARMS
All properties built since June 1992 must have been fitted with mains powered smoke detector alarms from new. Although there is no legislation requiring smoke alarms to be fitted in other ordinary tenanted properties, it is generally considered that the common law ‘duty of care’ means that landlords and their agents could be liable should a fire cause injury or damage in a tenanted property where smoke alarms are not fitted. We therefore strongly recommend that the landlord fir at least one smoke alarm on each floor.
HEALTH AND SAFETY – ENERGY PERFORMANCE CERTIFICATE (EPC)
As from 1st October 2008 where a dwelling is being let an Energy Performance Certificate will be required. We can arrange these in-house at very cost effective prices.
