For those looking to rent a property we can offer a friendly and knowledgeable service to assist you in finding the perfect home quickly and easily. The majority of our properties are offered on an Assured Shorthold Tenancy agreement from 6 months to 12 months.

All of our tenants will be required to go through our referencing procedure and will have to be able to provide evidence of income relevant to the monthly rental amount. In the event that your income does not quite reach the required level we can possibly accept a guarantor who agrees to underwrite any rent liabilities.

  • 3 MONTHS BANK STATEMENTS
  • 3 MONTHS PAYSLIPS
  • 2 PROOF OF ADDRESS (UTILITY BILLS)
  • EMPLOYERS REFERENCE
  • LANDLORD REFERENCE 
  • GUARANTOR REFERENCE

Please note: all documents must be originals and copies will be taken for our purposes.

Upon completing the referencing procedure you will be able to confirm a move in date on which the first months rent and security deposit will be required in cleared funds. We will then take you through the check in procedure which will include a full inventory and a schedule of condition of the property for your approval.

Security deposits are usually one month’s rent. All deposits will be held in a secure deposit protection scheme and refunded within 28 days of your checkout minus any amount that is in dispute.

There is an administration fee which is payable upon agreeing to take a property. This is to cover the references, credits checks, producing the Tenancy Agreement, legal notices, check-in, and all other administration to start the tenancy.

All tenants will be responsible to pay the utility bills (Gas, electric, water & council tax) unless alternative arrangements are agreed in advance.
